Chasseurs Immobiliers

As some of you know I have been house hunting for over a year.

I was with a group of French friends today & several of them said I should try a 'chasseur immoblier'. As far as I can see you are paying a house hunter to find your property & they, allegedly, have access to properties that never get on to the open market.

I am fairly sceptical about this, especially as I am searching in a fairly small location for a small house. The town I am looking in has a population of about 7,500 & I am looking for a house of about 80 - 100 Msq. The market here is very slow at the moment.

Has anyone here ever used one, had any experience of them? I'd appreciate any knowledge, thoughts etc.

No, we've never used one. But in the days when I worked for an agent immobilier, we used to "prospect" : We'd scour the local papers (today it would be internet as well) for people selling without wanting to go through an estate agent. There's "Particulier à particulier" which is people looking for private sales. That's what a chasseur immobilier would be doing to find stuff that wasn't on the open market.

In the end it depends on how much you want to do yourself.
Have you tried all the notaires ? They often get stuff that doesn't go via an estate agent and it used to be the case that you didn't pay any handling fees, just the normal notaires' fees (I don't know if that is still the case).

I scour le bon coin twice daily - nearest thing to rightmove & am registered with every notaire in a 15 mile radius!

With our 2nd house, we were so desperate to find somewhere I put an ad in a newspaper (internet wasn't really a thing then). We had a call from an agent and ended up buying the house (a snip) which wasn't yet on the market.

I have never used a chasseur but I know people who've acted as such, usually for people looking to find a 2nd home. The cost is usually modest. If you take that route, I'd be inclined to get someone English, who can look at properties with English eyes and pragmatism.
